When a customer hands you the keys to their property, they are not only putting their trust in you to look after their investment, but also to create a space that their new tenant will want to reside in.

This was the case for Novum Property Solutions recently.  And I can safely say that we achieved exactly what we set out to do, despite some problems along the way!

As we are slightly obsessive and organised (only slightly!), this project was our dream.  The customer left us to project manage from start to finish, including choosing all materials and colour schemes.

What we thought would be a quick sand of the floors turned into 2 full days of noise and dust.  The neighbours (thanks goodness for good neighbours) bore the brunt of the noise.  Even our mugs of tea were filled with dust!

Finally, the floors were taken back to bare wood. 

We covered all the floors in correx sheets to protect them.  It would be 2 weeks before we were ready for varnish.

When we did start applying the varnish, we were over the moon with the beautiful, warm and inviting colour.  We could have covered the boards with carpet or something similar however we really think that it was worth the extra work.

Novum’s Kitchen Nightmares!

If you follow our social media pages, you will know that we Image result for picture of a heart kitchens!  This kitchen however, not so much!

After ripping out the original, very outdated kitchen, we found a number of issues that could not go unnoticed.

The waste pipe was 3 meters of blocked pipe.  This is because it had been fitted with hardly any fall on it whatsoever, meaning that nothing could drain away properly. 

The second issue was that the connections to the washing machine had been leaking for some time, meaning that the plywood sub-floor was completely rotten through.  This had to be replaced and the plumbing was completely ripped out and replaced with copper.

Thirdly, the electrics were extremely questionable.  Our certified electrician came in and rewired the kitchen sockets to current standards.

Storage Heaters and water cylinder

Initially the customer had requested that we change the water cylinder for a new one to improve the EPC rating.  This was the same for the old electric heaters on the walls.

We replaced the storage heaters with the Dimplex Quantum QM070 heaters.

  These are high heat retention storage heaters designed to work on a dual supply.  These heaters charge up overnight when the electric is at a cheaper rate due to the economy7 supply.

We were all set to change the water cylinder when the customer asked to meet us at the property.  He wanted to know if we would be able to install an unvented system.

The water pressure in the property was very poor and there was a pump under the bath that supplied the bathroom.

We sourced the direct unvented cylinder.  This meant that the mains water supply would feed the cylinder directly, enabling us to remove the huge cold water tank and freeing up cupboard space.

The cylinder also runs with a dual supply meaning that this could also be heated overnight using the cheaper electricity rate.

The difference in the water pressure was unbelievable.  It completely eliminated the need for the pump (which we removed).

The customer was so pleased with the end result.

Finishing touches

As well as number of other jobs competed including full redecoration, laying vinyl flooring, changing the consumer unit and many other things, we also fitted some made to measure wardrobes.

These really finished off the walk in wardrobe.

This job was an absolute pleasure for us to complete mostly because the customer was trusting of us and allowed us to complete the works.
